    Build-to-Rent in Dallas, TX

DFW BTR activity is concentrated in eastern Collin (Anna, Melissa, Princeton), northern Denton (Aubrey, Pilot Point), and the southeastern corridor through Forney and Kaufman. Sponsors are competing for entitled lots against production builders, which has pushed many BTR deals into smaller-pop areas with lower basis. We arrange construction-to-perm structures up to 85% LTC with non-recourse perm take-outs.

    Dallas Developer Market

Dallas–Fort Worth has been the #1 single-family permitting metro in the U.S. for several years running, with the northern Collin and Denton county corridor producing the bulk of vertical activity. Frisco, Prosper, and Celina have absorbed extraordinary land basis appreciation since 2020 yet continue to set permit records.

The depth of national homebuilder activity in DFW has compressed lot-takedown margins for developers and pushed many independent builders into custom and semi-custom spec at higher price points. Capital is widely available but pricing differentiates sharply between repeat builders and newer entrants.

    Permit Trends

Collin and Denton counties lead, with significant overflow into Rockwall, Hunt, and northern Kaufman as land basis tightens. Prosper and Celina absorbed more than 8,000 single-family permits combined in 2024. Multifamily permitting has cooled from 2022 peaks but remains strong in Frisco, Lewisville, and the Plano-Allen corridor.

    Capital Climate

Texas regional banks still actively lend, but at 65–70% LTC ceilings. Private credit is broadly available for higher-leverage debt and master facilities for active spec builders. BTR capital is competitive given the depth of operating partners across the metro.
